Cornerstone Coatings, one of Colorado’s largest commercial coatings companies, desired to find a building to house its new industrial coatings business. Developco led the property search resulting in the acquisition of 6121 Clermont Street in Commerce City, Colorado. Developco then led the rezoning, debt financing and project manager responsibilities. The rezoning was necessary to allow Cornerstone to perform shot blasting and painting inside the building. The most significant aspect of the project was working with the blast booth and paint booth manufacturer, BlastOne, along with the Architect and General Contractor to fit the blast and paint booth equipment within the tight constraints of the building. As Owner's Rep, Developco oversaw the design, engineering, construction, and outfitting of the 18,000 SF facility, including asbestos abatement and demolition of the existing interior to make room for the renovations. The design was performed by D2C Architects and the construction completed by I2 Construction. The total project budget, including purchase of the property, design, construction and equipment was $4.1 million.
