Mission Hills Church

Mission Hills Church’s existing facilities located at University & Orchard (Greenwood Village) could not be expanded to accommodate new growth. The client needed to acquire a new land site, develop a new church campus and sell its existing property to fund its future expansion.

Assignment Highlights

  • _MHC8832Client’s desired site in SouthPark (Broadway & C-470) did not permit church use and needed to be rezoned.
  • Led Client through the strategic planning, site acquisition, site entitlements, team selection, design & engineering, construction, furniture, fixtures, equipment, and move coordination.
  • Recommended several church sites to Client including an ideal 20-acre church site located in SouthPark. Since the business park did not permit churches, it was a long shot at best.
  • Represented Client as their Buyer’s Agent in the acquisition of the subject site located in this mixed-use commercial park located near Broadway and C-470.
  • Convinced the Property Owners of SouthPark to modify the Covenants, Conditions and Restrictions to allow church use, since it was not an allowable use.
  • Negotiated for the Church pay its share of the special improvement district reimbursements as a condition to obtaining use approval.

Results

  • MHC-site-800Secured approval from a majority of the SouthPark Property Owners necessary to change the CC&R’s. This was a monumental undertaking since the Association had deliberately turned away churches in SouthPark for the past 25 years.
  • Paying the infrastructure reimbursement was the key to success. These site development costs would have been incurred at any other site that Client would have acquired so essentially it was a non-issue.
  • Helped Client acquire an ideal church parcel with C-470 visibility and, utilizing Developco's development management expertise, are preparing to develop a new church campus here at SouthPark.

Project Schedule

The Worship Center and licensed Daycare operation opened on time to a very proud church staff and congregation on August 29, 2010 for the following reasons:

  • MHC(ExteriorNightime)Early on, Owner and Developco set a tone and expectation forcing Owner and General Contractor to push each other to make timely decisions and to do whatever would be necessary to meet the deadline.
  • Owner gave thanks by arranging for several catered lunches for all construction and project personnel resulting in an overall pride in the project.
  • The General Contractor was paid within two (2) weeks of the submittal of payment requests allowing it to promptly pay subcontractors during a time in which many other projects had the reputation of late pay.

Project Cost Savings

Developco was retained to lead Mission Hills Church through the development of a $29 million ground-up project that included the entitlement, design, engineering, construction and outfitting (Audio, Visual, Lighting and Furniture, Fixtures & Equipment) to create a fully functioning 100,000 SF church facility. During its tenure, Developco efforts resulted in cost savings equal to $548,000 as follows.

Convinced 71 land owners to modify the CC&R’s and to agree to allow a church use in their business park after 20 years of saying no to churches. Priceless
Recommended bidding the architectural services resulting in a proposal that was 15% below what the firm wanted to charge. $115,000
Provided a moving company to perform moving services for less than the bids the church had obtained. $20,000
With a sudden change in market conditions, Developco obtained competitive general conditions quotes from several GC’s, resulting in a reduction of the project fee, and labor costs from the preferred GC. It was a hot topic of conversation! $150,000
Developco sourced $17 million of construction/permanent financing in 2010 during a time of a near capital markets collapse. Priceless
Developco negotiated a reduction in playground equipment costs after final proposals had been received. $13,000
Sourced an international manufacturer/vendor to provide stadium seating after traditional providers were sourced, interviewed and the low bid determined. $35,000
Developco introduced a low voltage cable vendor that provided lower pricing than what the church recommended vendors were offering. $40,000
By competitively pricing the Audio, Video, Lighting equipment and installation, Developco obtained a lower price that being offered by the preferred and current vendor. $160,000
Sourced an international manufacturer, to leverage a lower price from the preferred vendor, for the carpet that the interior design committee desired. $15,000
